We have enviable experience and expertise in acting on all aspects of Landlord and Tenant matters – both commercial and residential.
In commercial matters we deal extensively for both landlord and tenants in negotiating and agreeing leases, advising on lease renewal under (and exclusion from) the 1954 Act procedures and advising on specific lease covenants to include dilapidations under repairing obligations. We additionally deal with litigation involving lease obligations and advising on insolvency implications for landlords, tenants and guarantors.
In residential landlord and tenant matters we again deal with all aspects in putting residential leases into place and we also advise on issues involving old Rent Act tenancies or assured shorthold tenancies.
A further specialist area, recognised by the inclusion of Clarke Mairs on the LEASE website www,lease-advice.org/, is advising and representing both landlord and tenant clients in the exercise of tenants rights under the residential landlord and tenant legislation to compulsorily acquire new leases or the freehold, and the right to take over the management.
